Something needs a repair. Who do I call, and who pays?
Call, text or email Alex at 702-553-5334 or alex@alexharbison.com. The landlord normally pays for maintenance. If something was damaged by the tenant, the tenant pays for that repair. Small items up to $50, like AC filters or light bulbs, are the tenant’s responsibility.
When is my rent due?
On the first of each month.
My lease has ended, but I’m not ready to move out or sign for another year. What now?
You can stay month to month. The rent may be slightly higher. Check your lease or contact Alex for details.
I lost my keys. What should I do?
Call a locksmith.
What is my community’s gate code?
It’s on the move-in checklist you received before moving in. If you can’t find it, contact Alex.
How do I put the electricity in my name?
Contact NV Energy at (702) 402-5555 or nvenergy.com. See Utilities for gas and insurance.
Who replaces the AC filters?
The tenant, at least every two months. If the AC breaks because of dirty filters, the tenant pays for the AC repair.
Can I paint the walls a different color?
Only with written approval from Alex. Just ask.
I see insects. What should I do?
Call a pest control company.
I got a violation letter from the HOA. What should I do?
Forward it to Alex right away and we’ll tell you how to fix it. If the same violation happens again and the HOA fines the landlord, the tenant pays the fine.
